Concrete for Keats Homes and Acreages
Keats is a small community five miles west of Manhattan, and concrete contractors who work here split time between homes in the community and acreages in the surrounding countryside. It is a census-designated place in Wildcat Township, Riley County. The town was founded in 1887, and a railroad official suggested naming it after the poet John Keats. It grew out of an older settlement called Wildcat, dating back to 1860.
Small, close to town, mostly rural
The 2020 census counted 96 residents and 45 housing units in Keats. That small count does not capture the whole area, since many homes nearby sit on acreages outside the CDP. People here live close enough to Manhattan for an easy commute but want room for a shop, a garden and space between neighbors.
Keats sits at about 1,122 feet. Like much of the country around Manhattan, the ground can include clay soils that swell when wet and shrink when dry. A slab on clay needs a firm, compacted rock base and good drainage around it to stay level.
Shop slabs done right
A lot of Keats-area projects are slabs for shops and pole buildings. Here is what goes into one:
1. Layout. We stake the slab to the building plan and confirm door locations. 2. Excavation. Topsoil and roots come out. Soft clay pockets are dug out and replaced. 3. Base. Crushed rock is placed and compacted in thin lifts. 4. Edges. Edges under the walls are thickened, or footings are poured, to carry the building. 5. Reinforcement. Rebar on chairs sits in the middle of the slab where it does the most good. 6. Pour and finish. A smooth trowel finish inside for easy sweeping, broom finish on aprons for traction. 7. Joints and curing. Saw-cut joints within a day, then curing so the floor gains full strength.
Turnarounds and parking where it counts
Out on a Keats acreage, the place concrete earns its keep is the yard between the house, the garage and the shop. That is where trucks swing around, trailers get unhooked and everyone parks. Gravel there turns into ruts and mud every spring thaw. A concrete turnaround or parking court solves that. We size it so a truck and trailer can swing around without backing up twice, pour it at driveway thickness with rebar where loads are heaviest and slope it so meltwater and rain head toward the ditch, not the garage door. Where it meets the gravel lane, a thicker edge keeps tires from breaking off the corners.
Fresh concrete and farm traffic
Rural lots often see heavier vehicles than a typical driveway: feed deliveries, a skid steer, a loaded stock trailer. New concrete needs time to gain strength before it carries those loads. We give you a clear schedule for when it is ready for cars, pickups and heavy equipment, and we suggest blocking the slab off with a few cones or a rope until then.
Patios and steps at home
For the house itself, the usual requests are a back patio with a view of open land, new front steps and a walk from the driveway. Stamped and colored concrete are options for patios if you want more than a plain finish. Every exterior slab is air-entrained for Kansas freeze-thaw cycles and sloped away from the house.
